Privacy Policy

This Privacy Policy describes how Section 8 Waitlist ("we," "us," "our," or the "Company") collects, uses, discloses, and protects personal information obtained from visitors to section8waitlist.org (the "Site"). By accessing or using the Site, you acknowledge that you have read and understood this Privacy Policy and agree to be bound by its terms. If you do not agree with any part of this Privacy Policy, you must discontinue use of the Site.

1. Scope and Applicability

This Privacy Policy applies to personal information collected through the Site, through email correspondence with us, and through any forms or subscription services we operate. It does not apply to information collected by third parties, including any third-party website or service linked to or from the Site.

2. Categories of Information Collected

We collect the following categories of personal information:

  • Identifiers, including name, email address, telephone number, postal ZIP code, state of residence, and IP address;
  • Internet and network activity information, including browser type, operating system, device identifiers, pages viewed, referring URL, and timestamps;
  • Geolocation data, limited to approximate location derived from IP address;
  • Commercial information, limited to records of your subscription preferences and communications with us;
  • Inferences drawn from the above for the purpose of audience analytics and interest-based advertising.

We do not knowingly collect Social Security numbers, financial account information, health information, or precise geolocation data.

3. Sources of Information

We obtain personal information directly from you when you submit a form, subscribe to email or SMS alerts, or correspond with us. We also receive information automatically from your device and browser when you interact with the Site, and from our service providers and advertising partners, as described in Sections 6 and 7.

4. Purposes of Processing

We process personal information for the following purposes: (a) to operate, maintain, and secure the Site; (b) to deliver the subscription communications you request; (c) to respond to inquiries submitted through our contact form; (d) to measure audience and improve the Site; (e) to detect, investigate, and prevent fraud, abuse, and other unlawful activity; (f) to serve relevant advertising, including interest-based advertising; and (g) to comply with our legal obligations and enforce our Terms of Service.

5. Cookies and Similar Technologies

The Site uses cookies, pixel tags, local storage, and similar tracking technologies. A cookie is a small data file placed on your device by a web server. We and our partners use these technologies for the purposes identified in Section 4. Cookies in use on the Site fall into the following categories:

  • Strictly necessary cookies, required to operate the Site and maintain session state;
  • Analytics cookies, set by Google Analytics (GA4) to measure aggregate Site usage;
  • Advertising cookies, set by Google AdSense and other third-party advertising providers, as described in Section 6;
  • Browser local storage, used to remember interface preferences (such as saved listings) on your device. Information stored in local storage is not transmitted to us.

You may disable or delete cookies through your browser's settings. Please note that disabling certain cookies may impair Site functionality.

6. Advertising and the Use of Google AdSense

The Site is supported by display advertising. We participate in Google AdSense and may participate in other third-party advertising networks. You acknowledge and agree to the following:

  • Third-party vendors, including Google, use cookies to serve advertisements to you based on your prior visits to the Site and other websites on the Internet.
  • Google's use of advertising cookies enables Google and its partners to serve advertisements to you based on your visits to the Site and other sites, including through the DoubleClick DART cookie.
  • Third-party advertising networks may employ cookies and web beacons to collect information about your activity on the Site and across unaffiliated websites for the purpose of providing interest-based advertising. This information may include your IP address, browser type, operating system, device identifiers, and behavioral data.
  • Section 8 Waitlist does not control the cookies, content, or data-collection practices of third-party advertising networks and is not responsible for them. Such practices are governed by the privacy policies of those third parties.

7. Disclosures to Service Providers

We disclose limited personal information to the following categories of service providers, each of which is contractually restricted to using the information solely to perform services on our behalf:

We do not sell personal information for monetary consideration. Certain disclosures to advertising partners for the purpose of interest-based advertising may constitute "sharing" under the California Consumer Privacy Act (see Section 10).

8. Interest-Based Advertising Opt-Out

In addition to the opt-out mechanism described in Section 6, you may opt out of interest-based advertising from participating companies through the following industry tools:

Opt-outs are device- and browser-specific. You will need to opt out separately on each device and browser you use.

9. Children's Privacy

The Site is not directed to children under the age of 13, and we do not knowingly collect personal information from children under 13 in compliance with the Children's Online Privacy Protection Act (COPPA). If we learn that we have collected personal information from a child under 13 without verified parental consent, we will promptly delete it. Parents or guardians who believe a child has provided personal information to us may contact privacy@section8waitlist.org.

10. California Privacy Rights

Under the California Consumer Privacy Act of 2018, as amended by the California Privacy Rights Act (together, the "CCPA"), California residents have the following rights with respect to their personal information:

  • The right to know the categories and specific pieces of personal information we have collected, the sources from which it was collected, the purposes of collection, and the categories of third parties to whom it has been disclosed;
  • The right to request deletion of personal information, subject to certain statutory exceptions;
  • The right to correct inaccurate personal information;
  • The right to opt out of the sale or sharing of personal information for cross-context behavioral advertising;
  • The right to limit the use and disclosure of sensitive personal information;
  • The right to non-discrimination for exercising any of the foregoing rights.

To submit a request, email privacy@section8waitlist.org with the subject line "California Privacy Request." We will respond within the timeframes required by law. You may also use that email to submit a "Do Not Sell or Share My Personal Information" request.

11. Other U.S. State Privacy Rights

Residents of Virginia (VCDPA), Colorado (CPA), Connecticut (CTDPA), Utah (UCPA), Texas (TDPSA), Oregon (OCPA), and other states with comprehensive consumer privacy statutes have comparable rights to access, correct, delete, and port personal information, and to opt out of targeted advertising and profiling. 12. European Economic Area and United Kingdom

If you are located in the European Economic Area, the United Kingdom, or Switzerland, you have the following rights under the General Data Protection Regulation and comparable laws: the right of access, rectification, erasure, restriction of processing, data portability, objection to processing, and the right to withdraw consent at any time. The legal bases on which we rely for processing are consent, the performance of a contract, our legitimate interests (including operating and securing the Site and serving relevant advertising), and compliance with legal obligations. You may also lodge a complaint with your national supervisory authority.

13. SMS and Text Messaging

By opting in to SMS alerts, you consent to receive automated text messages from Section 8 Waitlist concerning waitlist openings, housing updates, and related informational content. Message frequency will not exceed four (4) messages per week. Message and data rates may apply. You may opt out at any time by replying STOP to any message; reply HELP for assistance. Opting out of SMS will not affect your email subscription or your access to the Site. We do not share your telephone number with third parties for their own marketing purposes. Supported carriers include all major United States carriers.

14. Data Retention

We retain personal information only for so long as is necessary to fulfill the purposes described in this Privacy Policy, to comply with our legal obligations, to resolve disputes, and to enforce our agreements. Analytics data is retained for up to twenty-six (26) months. Contact-form submissions are retained for up to twenty-four (24) months following last contact. Email and SMS subscriber records are retained until you unsubscribe, plus a brief suppression-list retention period to honor your opt-out. Operational and security logs are retained for up to ninety (90) days.

15. Information Security

We maintain administrative, technical, and physical safeguards designed to protect personal information against unauthorized access, disclosure, alteration, and destruction. These measures include TLS encryption of data in transit, restricted access to production databases, segregation of secrets from source code, and regular review of system access. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

16. International Data Transfers

Our servers and most of our service providers are located in the United States. If you access the Site from outside the United States, you acknowledge that your personal information will be transferred to, stored in, and processed in the United States, which may have data-protection laws different from those in your jurisdiction.

17. Changes to This Privacy Policy

We may amend this Privacy Policy from time to time. The amended version will be effective upon posting, as indicated by the "Effective Date" at the top of this page. Material changes will be communicated through a prominent notice on the Site or, where appropriate, by email to subscribers. Your continued use of the Site following the effective date of any amendment constitutes acceptance of the amended Privacy Policy.
